PROJECT HIGHLIGHTS

1978 to 1985: The Sky Palace, Castle, Ridge, and Villa, four high end joint venture multi-family projects in Steamboat Springs, Fleming Construction, Inc. as General Contractor.

1986: One hundred plus unit multifamily development, Dallas, Texas – Co Developer, General Contractor.

1988 to 1990: Several multi-million residential estate homes in Alamo and Danville CA, Designer, Speculator, Fleming Construction, Inc. as General Contractor.

1993: The Park Addition to Durango, Developer Principal, Speculator, Fleming Const. Inc. as General Contractor.

1993 to Present: The Los Pinos Addition to Bayfield, 175 residential units as Developer Principal, Entitlement Diligence, Speculator, and Design Engineer as Fleming Engineering, Inc.

1994 to1997:  Rockridge, Waterfall Village, Falcon Heights, Dalton Ranch. Construction Manager.

1998: The Bank of Durango, Design Diligence Consultant and Construction Manager.

1999 to 2000: Workout Consultant for the Settlement Associates, LLC on four large residential projects in Durango and Breckenridge in lender receivership. Recovered and completed projects for the lender.

2002: As an engineering company employee: Escalante Crossing and Home Depot, Durango, design and construction inspection, as-built drawing generation. Ewing Mesa, modeling of development scenarios and topographic studies, access design, density studies. Grandview Mesa, Durango, water and sewer system master plan documentation and design diligence.

2003: As an engineering company employee: Durango Mountain Resort entitlement and documentation for various expansion phasing. As Fleming Engr., Inc.: 1440 Florida Road subdivision complete design documentation for infrastructure and drainage, grading models, site specific drainage plans, construction administration. Los Pinos of Bayfield 175 unit residential subdivision design.

2004: Various development project’s grading, drainage, site layout and entitlement diligence. Dalton Ranch Golf Club new 1500 GPM irrigation wet well and flume design and construction administration for system installation and start-up. Gardner Zemke design of pedestal structures for the Animas La Plata main pumping plant.

2005 to 2007: Animas La Plata construction water five mile long two stage pump and storage system including 200HP and 30HP staging of 500 GPM water delivery, site grading and drainage plans: The Gardner Zemke design of pedestal structures for the pumping system for the Animas La Plata/Animas River pumping plant. Downtown Durango Parking, Hanford Bodo Commercial Bldg, Day’s Inn condo conversion, Beard/Draegger Commerical Center, Canyon View Townhomes, PakRat Storage, & numerous single family homes, CDOT Access Permit diligence, Animas River Trail-City of Durango-CDOT bridge stabilization plan, local expert witness legal representation, numerous stormwater management plans and permits, numerous commercial and residential site designs, numerous San Juan Basin Health permitted engineered individual septic systems.

2007 to 2008: Ska Brewing new road park facility site design and SWMP, La Plata Vista town homes, Florida Rd site design and SWMP, Horvat 4 plex  site design, Durango Joe's Coffee new commercial site in Cortez – site design, Nissan parking expansion & Drainage/SWMP design, Girard Industrial Complex, - five commercial building site design, infrastructure, drainage, grading, SWMP, Elk Run Builders Bayfield Center Commercial Complex site design & permitting, Durango West road reconstruction & overlay project design, construction management, King Coal II new coal mine site design, roads, drainage, utilities, siltation detention, Petrox/EXOK gas wellroad access & wellpad design.

2008 to 2009: Various development project’s grading, drainage, site layout and entitlement diligence. CDOT Access Permit diligence, GCC Energy King II Coal Mine Site design and Construction Management for a $18MM mine expansion, Five + Miles of Forest Service road design – site design work, numerous individual site designs for single family homes, local expert witness legal representation, numerous stormwater management plans and permits, numerous commercial and residential site designs, Bodo Park Commercial Site Design.
